Tool 1 of 3 ยท Builder quotes
Builder quote comparison
Enter up to three builder quotes split into the same ten sections. The worksheet puts them on the same VAT basis, measures how much of each price is provisional, flags sections a builder left blank and draws them side by side.
Your figures are saved only in this browser (local storage) and never sent anywhere. A worked example is loaded to start with.
How this is calculated
- Total you pay: the sum of the sections. If you chose "Prices exclude VAT" it adds 20%. If prices already include VAT, or the builder is not VAT registered, the sum is used as it is.
- Provisional share: provisional and PC sums divided by the sum of all sections, on the same VAT basis. Under 10% is shown as low, 10% to 15% as watch, above 15% as high risk.
- Missing: any of the eight core sections (preliminaries to finishes) left blank or zero. A blank may mean "included elsewhere", so ask the builder before assuming it is missing.
- Adjusted total: for each missing core section, the worksheet adds the highest price another builder gave for it, including that builder's VAT. It is a cautious comparison figure, not a real price.
- Outliers: quotes more than 15% above or below the middle quote are flagged for questions.
Limits: the worksheet cannot tell whether a builder priced the same specification, or whether an allowance is realistic. Use it alongside the checks in reading builder quotes and provisional sums and contingency. VAT is assumed at the standard 20% rate.
